Spanning 41.32 hectares, Lot 10, Gurner Avenue could be home to a master-planned estate thanks to its recent flexible zoning by the NSW government.
“Zoned sites of this size in established areas are very rare in the current market,” said Joe Sacco of Colliers, who had the listing with Frank Oliveri on behalf of Hellenic Village.
“Given the size and diverse offering of the site we expect buyer interest to be incredibly strong and come from a wide range of developers from both interstate and international.”
Oliveri said the scale of the site offers significant future development pipeline that can bebuilt to meet market conditions over the short, medium and long term if desired.
Rezoning across both Austral and Leppington North will allow for urban development that could accommodate about 17,350 dwellings that will potentially house over 54,000 residents.
The nearby Western Sydney Airport is expected to be operational by 2026, and a forecast $3.6B is due to be spent by local, state and national authorities within the region, including on the future Airport and surrounding Aerotropolis region.
The planning framework for the region precinct was finalised late last year, laying the foundation for the transformation of 6,500 hectares of land around the future Airport. That will enable the development process to begin across the five initial precincts in the
Aerotropolis, which are expected to create potential for 100,000 new jobs by 2056. The airport itself is on track to be operational by 2026.
Among the development activity taking off, Roberts Jones has progressed plans for its Burra Park logistics and industrial estate at Badgerys Creek, which will span 240hectares.
Earlier this year, global logistics giant DHL became the first owner-occupier at Burra Park, after buying 24-hectare portion of the site from Roberts Jones for more than$140 million, and which will house a major logistics campus with four warehouses worth an estimated $180M.
Expressions of interest closes late in November for 200 acres of land between Luddenham Village and the western pocket of the airport that had expectations of $70M.
A $70M, 200-key Marriott-branded offering was announced as the first hotel to open in the Aerotropolis at the future airport.
The Austral site is for sale via an expressions of interest campaign that will close on March 8.
